OverviewBeing one of the fastest developing Counties in Mississippi, Lamar County has a responsibility to monitor the construction activities occurring within the unincorporated portions of the County. The County has multiple ordinances which all persons developing a parcel must adhere to during the course of the construction process. Although the County is limited in its ability to review every construction site, the County Development Official, who is responsible for enforcement, responds to complaints, and concerns. Depending on the nature of the complaint or concern, may be whether just a quick drive by is warranted, or a more formal inspection of the site is needed. Individual Site InspectionsWhen a construction project is permitted through the Planning Department and the Board of Supervisors it is the responsibility of the builder and owner of the project to ensure that it is constructed as proposed to the County. The Planning Department conducts random on site visits of active construction sites to ensure that things like front setback, location of parking, location of the drainage, location of the building, size of the parking as well as the location of the sign that was proposed is constructed in the approved manner. Although Lamar County does not have Building Codes our site review process allows the County to ensure that what is built is what was brought before the Board of Supervisors layout wise. Subdivision InspectionsThe Planning Department works with the Board of Supervisors and the County Engineer to review on more frequent basis the progress of subdivision development and to ensure that any issues are taken care of before they get out of control. The county requires that certain portions of the project be timed such as the installation of the utilities and roadways, but no structures until we have the opportunity to review the project and the development goes back before the Board of Supervisors. This multiple inspection and review process is the ensure that the roadways and neighborhoods are in good condition if the County was to take over maintenance of the those roadways.
